Two Homes in Sausalito
Sausalito, CA

A dilapidated duplex was replaced with these two new free-standing homes constructed for the speculative market. Each home is approximately 2,500 square feet in size and has 3 bedrooms and 3-1/2 baths, a family room and decks on multiple levels.

While their interior layouts are similar, each home is unique in its design treatment. One house fronts on the street. Being more visible, it has a traditional architectural style in keeping with the village-like character of the neighborhood. The other home is set back from the street. Because it’s nestled among trees, it has a more rustic, almost mountain lodge-like style. Giving each house a unique style creates a custom quality that adds to its value.

A creative drainage solution was developed to handle site drainage, whereby storm water is conveyed via an open man-made creek bed, which meanders down the hillside between the two homes, terminating in a waterfall near the rear home’s entry before entering a culvert. Working diligently with the neighbors to carefully trim and prune mature trees opened up previously non-existent views of San Francisco Bay.

The two homes sold within weeks of being placed on the market.
